
Buying or selling a home involves a lot of things, it also raises questions. In this column ‘Ask Bob’, real estate expert/broker Bob Bartikoski of RE/MAX Paradise Homes Bonaire answers a real estate question from a reader. This time:
Question: I just bought a property on Bonaire, and my broker told me that I get to choose which Notaris office will handle the transfer of the deed for my new house. Do you have any advice on how to choose?
That a really good question. The Notaris you choose will handle all of the legal aspects of transferring the deed from the seller to you. The Notaris takes care of checking the legal status of the property making sure the seller of the property has the true, legal right to sell it. They also perform a title check to see if there are any legally recorded mortgages (hypotheek) or liens (beslag) recorded against the property. If there are any mortgages or liens against the property it’s the Notaris job to remove them before the deed is transferred so that as the new owner you have clear title to the property. The Notaris will also hold your security deposit in their escrow account until the deed is transferred.
There are only two Notaris office on Bonaire, Notaris Office Robin Rispens and Notaris Office Kenneth Arends so it’s not a complicated decision. Both Notaris do the same thing, and the fees they charge are the same. You can always ask your real estate broker which Notaris they work closely with or ask your friends which Notaris they used and whether they were happy with the service.
