Buying or selling a home involves a lot of things, it also raises questions. In this column ‘Ask Bob’, real estate expert/broker Bob Bartikoski of RE/MAX Paradise Homes Bonaire answers a real estate question from a reader. This time:
Question: I’m considering selling my home, what factors do you consider when determining the listing and expected selling price of my home?
That’s good question, and pricing your home is not an exact science, but there are a number of things that we consider when determining the listing price of your home such as:
· The location of your home: is it on the ocean, or close to it? is it on a paved road? Which neighborhood is it in?
· The size and features of your house: how many bedrooms and bathrooms, size living room, outdoor living spaces and so on.
· The size and features of your lot and garden: does your house have a pool, is the garden open and well maintained. Is there a wall around the property, or something else?
· The state of repair of your house: Is your home clean and well maintained? Has it been recently painted? Is the roof good with no leaks?
· The price of similar homes that are for sale or sold: And the most important consideration is, what are other comparable homes selling for in your neighborhood or a similar neighborhood. This is the most important consideration as this tells you how the market is valuing similar homes to yours. When you are selling your home, you are “competing” with homes like yours, so you want to be similarly priced so your home is competitive with similar homes that have a similar location and features. Most prospective home buyers are looking at all of the homes for sale within their budget and in an area where they want to live.
Keep in mind that having your home priced accurately within the market is the best way to sell your home as quick as possible and at the highest price.
